I think female Cape May is a good guess. You can just detect a little of the colour
on the breast and the streaking is right and so is the eye detail.

I was on my way saying immature female Pine Warbler, but then I thought of an
Empidonax
flycatcher like Willow. They would be easily distinguished in the field, though.
